Cygnett Hotels & Resorts is planning to expand its portfolio across India and South Asia, with a development pipeline of 55 hotels and resorts comprising approximately 3,750 keys. The hospitality group is targeting a portfolio of more than 10,000 keys by 2031, with its 2027–2028 strategy focusing on new hotel development, brand expansion and improving property-level profitability.
The roadmap was outlined during THRIVE 2026, the company's 9th Annual General Managers' Conclave, held on October 29–30 at Cygnett Collection, Gurugram. The announcement coincides with the group's completion of 12 years of operations.
Cygnett's expansion strategy is supported by its alliance with Wyndham Hotels & Resorts, which provides access to international distribution networks and a wider brand portfolio. The partnership is expected to support the company's development across Indian and South Asian markets, particularly as demand for organised hospitality grows in emerging business, leisure and pilgrimage destinations.
Alongside adding new properties, the company is prioritising financial and operational performance across its portfolio. Its 2027–2028 business plan identifies revenue per available room (RevPAR), gross operating profit (GOP), market share, cost management and hotel owner returns as key performance indicators.
The group also plans to increase the use of artificial intelligence, automation, digitalisation and data analytics across hotel operations. These technologies are expected to support revenue management, improve cost control and strengthen decision-making at the property level.
Sarbendra Sarkar, Founder & Managing Director, Cygnett Hotels & Resorts, said, "When we started Cygnett twelve years ago, our vision was to build an Indian hospitality company capable of growing across emerging markets while delivering consistent service and strong value to hotel owners. Over the years, we have expanded our presence, diversified our brands and established a foundation for long-term growth. Our next chapter is about translating that scale into stronger performance, profitability and global competitiveness. With 55 hotels and resorts in our development pipeline and our strategic alliance with Wyndham Hotels & Resorts, we are moving confidently towards our ambition of exceeding 10,000 keys by 2031."
The company is also focusing on leadership development and operational consistency as it prepares to manage a larger portfolio. THRIVE 2026 brought together general managers and corporate leadership to discuss accountability, management capabilities and operational priorities for the next two years.
Cygnett's expansion plans come amid growing demand from domestic travel, pilgrimage tourism, destination weddings and corporate mobility. These segments are creating development opportunities beyond established metropolitan hotel markets, particularly in emerging destinations where organised accommodation supply continues to develop.
The group's next phase will therefore focus on balancing portfolio growth with hotel-level financial performance, technology adoption and owner returns.
