Restaurant India News: Mahindra Holidays to Invest ₹1,000 cr as it Enters Leisure Hospitality

Mahindra Holidays & Resorts India, a leader in the vacation ownership space, is set to enter the leisure hospitality segment with an initial investment of ₹1,000 crore. The company will establish a wholly owned subsidiary Mahindra Hotels and Residences India to drive this expansion.

According to a stock exchange filing, the new vertical will operate under the Mahindra Signature Resorts brand. The group aims to scale the brand to 2,000 keys by FY30, though it has not yet confirmed whether this growth will come through greenfield developments, brownfield acquisitions, or a mix of both.

Mahindra Holidays said the move into leisure hospitality will add significant scale and diversification to its existing portfolio, while strengthening its ability to tap into fast-growing customer segments within India’s expanding tourism market.

“For almost three decades, Mahindra Holidays has shaped how Indian families holiday, which gives us a competitive edge,” said Manoj Bhat, Managing Director and Chief Executive Officer (CEO), Mahindra Holidays, said in a statement. “The demand for experiential holidays is rising swiftly due to increasing affluence. We recognise that family extends beyond the traditional sense to encompass meaningful connections and shared experiences. Hence, we are embarking on our two-brand strategy, to gain a leadership position in the leisure market.”

Mahindra Holidays & Resorts India’s core business centres on family vacations offered through long-term vacation ownership, with membership plans spanning 10, 15, or 25 years and providing select access to additional Club Mahindra products.

The company plans to significantly scale this core segment, targeting an expanded inventory of 10,000 keys by FY30. As of September 30, it operated 118 resorts across India and international markets. Its Finnish subsidiary, Holiday Club Resorts Oy (HCR) one of Europe’s largest vacation ownership players — manages 33 timeshare properties across Finland, Sweden, and Spain.

As part of a broader brand evolution, Club Mahindra will be rebranded as Club M, signalling a refreshed identity aligned with the company’s ongoing transformation. The group is also upgrading its resort portfolio and introducing a premium offering, Keystone, featuring enhanced privileges for members.

Under its vision to become India’s number one leisure hospitality player, the company anticipates three times growth in keys, revenue and four times growth in net profit in this decade, as per its investor presentation.

In the July-September quarter, its consolidated net profit rose 47 per cent to ₹16.9 crore year-on-year (Y-o-Y), while total income grew 6.1 per cent to ₹749.5 crore Y-o-Y.
